Inspection preparation for Voucher Clients

This guide explains how you can help the inspection process go smoothly.

Housing inspections are an important part of the Housing Choice Voucher Program. The Austin Housing Authority conducts inspections in accordance with HUD requirements to verify homes meet federal health and safety standards.

Types of Inspections

Initial Inspections: An initial inspection is required before a unit can be approved for participation in the Housing Choice Voucher Program. The unit must pass inspection before housing assistance payments can begin.

Annual Inspections: Units participating in the Housing Choice Voucher Program are inspected periodically to ensure they continue to meet HUD standards and provide safe housing for residents.

Special Inspections: Special inspections may be requested by the landlord, resident, or housing authority when health, safety, or maintenance concerns arise between regularly scheduled inspections.

Quality Control Inspections: A sample of units may be selected for quality control inspections to ensure inspection standards are applied consistently and fairly.

What to Expect

During the inspection, the inspector will review the home to ensure it meets HUD’s NSPIRE Standards. This may include checking:

  • Smoke and carbon monoxide alarms
  • Doors, windows, locks
  • Heating and cooling systems
  • Plumbing and electrical systems
  • Stairs, handrails, and other safety features
  • General health and safety conditions throughout the home

Preparing for an Inspection

Voucher clients can help ensure a smooth inspection by:

  • Ensuring an adult 18 years or older will be present during the scheduled inspection
  • Ensure the inspector can access all rooms and areas of the unit.
  • Notify your landlord of any maintenance issues that may need attention.
  • Secure pets as needed to allow the inspector to safely enter the home.
