How to complete the annual recertification as a Pathways Resident

If you live in a Pathways community that receives project-based rental assistance, HUD requires that we review your household information each year. This process is called an annual recertification.

During your annual recertification, we will verify your household members and circumstances to determine your rent amount and HUD housing assistance amounts.

How will I know it’s time for my annual recertification?

We begin sending recertification notices approximately 120 days before your deadline and follow up with additional reminders at 90 days and 60 days before your recertification is due. When you receive these notices, please contact your property management team to schedule an appointment to complete your annual recertification.

How do I complete my annual recertification?

You must complete the following steps as part of your annual recertification:

  1. Contact property management and schedule a recertification appointment. All adult household members must attend.
  2. Bring your household’s income, assets, expenses, and student status documentation to the appointment. Your recertification notices will include detailed lists and examples of the documents you need to bring.
  3. Fill out the recertification packet and supplemental forms completely and accurately. Each item on the forms must be completed, even if the answer is $0, no, or n/a. There can be no blanks.
  4. If requested, provide property management with additional documentation by the written deadline.
  5. If requested, sign verification forms and provide contact information (for example, an employer’s name and email address).
  6. When notified that the recertification paperwork is complete, come to the property management office within seven days to sign the Form HUD-50059 Annual Recertification that outlines your rent and HUD housing assistance. All adult household members are required to sign.

What happens if I don’t complete my annual recertification?

Completing your annual recertification on time is required to continue receiving housing assistance.

If you do not complete the recertification process by the deadline, your housing assistance may end and your rent may increase to the full market rent for your unit.

Your final reminder notice, sent approximately 60 days before the deadline, will include your recertification due date and the market rent amount that may apply if the process is not completed on time.
